New Austin Listings are at 3,574 units. Single-family home sales also remained flat in the City of Austin in August 2016, increasing 0.8 percent year-over-year to 868 home sales. Median price increased 10.3 percent year-over-year to $356,276, while housing inventory increased 0.2 months to 2.3 months. Single-family homes spent an average of 35 days on the market in August 2016, two days more than August 2015.

The inventory of homes for a market is measured in months, which is defined as the number of active listings divided by the average sales per month of the prior 12 months.
